Anchor tier reduces the headline rate by 10% and locks it for 12 months in exchange for committed dispatch priority. Square footage assumed: 1BR/1BA ≈ 750 sq ft, 2BR/1BA ≈ 1,000 sq ft per your message; if actuals differ materially, we re-tier at no penalty.
